Risk assessments

An assessment built around your building.

Every site is different. A one-bed flat and a 200-bed hospital carry very different risks, so we tailor the survey and the report to how your building is actually used.

Landlord Risk Assessments

Landlords have a legal duty to assess and control the Legionella risk in rented homes. We make it quick, affordable and paper-trail ready.

  • Single lets, flats and houses
  • Combi, cylinder and tank systems
  • Tenant guidance included
Do landlords really need one?

HMO Risk Assessments

Shared bathrooms, more people and empty rooms between tenancies all raise the risk. Councils increasingly ask to see a current assessment at licensing.

  • Licensed and unlicensed HMOs
  • Void and low-use room advice
  • Ready for licence applications
Beyond the assessment

We don't just find the problems. We fix them.

A risk assessment is only the start. Our engineers carry out the remedial works, service your valves, run your monitoring and take your samples, all under one roof.

Remedial Works

Turn the actions in your report into a signed-off, compliant water system.

How it works

Four steps to a compliant water system.

  1. Tell us about the site

A quick call or form. We'll ask about the building, its water system and how it's used, then give you a fixed quote.

  2. We survey on site

Our assessor inspects tanks, heaters, pipework and outlets, takes temperatures and notes anything that could let bacteria grow.

  3. You get a clear report

Findings ranked by risk, a schematic of your system and a written control scheme, in plain English rather than jargon.

  4. We put it right

Remedials, TMV servicing, monitoring and sampling from the same team who wrote the report. No hand-offs.

Your legal duty

Who needs a Legionella risk assessment?

If you're responsible for a building with a water system, the law expects you to find and control the risk from Legionella. That goes for employers, landlords, managing agents and facilities managers alike.

That duty comes from the Health and Safety at Work etc. Act 1974 and the COSHH Regulations 2002, with the practical detail set out in the HSE's Approved Code of Practice L8 and technical guidance HSG274.

  1. 1

    Identify and assess the risk

A competent person must assess the water system and record the significant findings.

  2. 2

    Prepare a written control scheme

Spell out what is checked, how often, and by whom.

  3. 3

    Put controls in place

Temperature control, flushing, cleaning and remedial works to remove the risk.

  4. 4

    Keep records and review

Log your checks, and review the assessment regularly or whenever anything changes.

FAQs

Questions we get asked a lot

Is a Legionella risk assessment a legal requirement?

Yes. Employers, landlords and anyone in control of premises must assess and control the risk of exposure to Legionella. The law doesn't require a certificate, but you do need to show a suitable assessment has been carried out and acted on, and a written assessment is the simplest way to prove it.

Is Legionella testing the same as a risk assessment?

No. A risk assessment looks at the whole water system and how it's managed, to find where bacteria could grow. Water sampling is a lab test of the water at a moment in time. Sampling is useful to check your controls are working, but it doesn't replace an assessment.

How often should my risk assessment be reviewed?

The HSE says it should be reviewed regularly and whenever there's reason to think it's no longer valid: after changes to the system, a change of use or occupancy, or a positive sample result. Many duty holders review every two years as good practice. We'll recommend a review date in your report. There's more in our guide on how often to review a Legionella risk assessment.

How long does the site visit take?

A typical flat or house takes under an hour. Offices, schools and care homes vary with size and complexity, and we'll give you a realistic estimate when we quote.

What do I get at the end?

A written report with your risk rating, prioritised actions, a schematic of the water system and a written control scheme. If remedial work is needed, we'll price it separately with no obligation.

Do you cover my area?

Almost certainly. Our office is at The Lightbox in Chiswick, and we specialise in London and the Home Counties, but we work nationwide. One flat or a portfolio spread across the country, give us a ring on 020 3633 6064.
